You come out of it with a fixed price for the build, with allowances for the finishes and selections you will make along the way.
Pre-Construction

We sit down with your plans, and with you and your designer, and talk through the level of finish, the materials, your tastes and your expectations.
Fixed Price, With Allowances for Your Selections.
- 01We Review the Actual Drawings Not a square foot rate against a rough sketch. The real set, read line by line, with the gaps flagged before they become change orders.
- 02We Sit With You and Your Designer Builders and designers usually meet after the drawings are finished, which is the most expensive possible moment to find a problem. We would rather be in the room earlier.
- 03We Set Allowances by Trade Allowance numbers for each trade and trim out material, so you know what you are working with and still have room to adjust as the project goes.

Conversation
A call and a walk of the site or the space, so we both understand what you are after.
Feasibility
What the lot, the setbacks and the scope will actually allow. Better to learn it now.
Pre-Construction
Plans reviewed with you and your designer, finishes discussed, allowances set, and a fixed price for the build.
Permits
We pull the permits and line up the trades against a schedule you can hold us to.
Build
Weekly updates with photos, a live schedule, and one point of contact the whole way.
Handover
Final inspection, punch list closed out, and every document for the file on your house.
