Ceilings Do the Heavy Lifting

Ten foot ceilings on the first floor and a vaulted ceiling on the second give 800 square feet the feel of something considerably larger. On a unit this size that is the difference between cramped and genuinely liveable.

Every Duct Inside the Envelope

All the ductwork was designed to run inside the insulated structure, so none of the conditioned air is lost to an attic or a crawlspace. That single decision does more for the running cost than any appliance in the building.

Concrete Floors in Both Units

Chosen for three reasons at once. They survive tenant turnover in a way no floating floor does, they give the units character rather than the beige sameness of a rental, and their thermal mass makes the heating and cooling work less hard all year.
